That discipline is the entire reason we can commit to a fixed schedule at contract signing instead of a rolling estimate — and why 98% of our projects hand over on the date we originally quoted.

Discovery & Brief

We study the site, the brief and your budget to set a scope that holds through the whole project. This is also where we agree the fixed milestones your schedule will be measured against.

Concept Design

Architects and interior designers develop massing, planning and material direction together — so the spatial idea and the finishes are considered as one decision, not two.

Engineering & Permits

Structural and MEP design is resolved in-house and taken through municipal approval before construction pricing is finalised, not alongside it.

Construction

Our own site teams build against the fixed milestones agreed at Stage 01, reported to you on a weekly cadence with photos and budget status.

Handover

Snagging, commissioning and a guided walkthrough before the keys are yours — followed by a 12-month defects period with the same team you started with.

Can stages overlap to save time?

Engineering can begin once concept design is locked, but we don't start construction pricing until permitting is underway — that sequencing is what keeps the schedule reliable.

What happens if I want to change something mid-construction?

Changes are scoped and priced as a formal variation before work proceeds, so the impact on budget and schedule is visible upfront, not discovered later.

How often will I actually hear from the team?

Weekly, at minimum, once construction starts — a written report plus photos. Your project manager is reachable directly outside that cadence too.

Does the process differ for smaller projects?

The five stages stay the same — what scales down is the duration and reporting frequency within each one, not the sequence itself.
